As Managing Partner of Charlesgate, I am excited to announce the merger of dotprop with Charlesgate. I want to personally welcome you to the Charlesgate family! Our experienced team is looking forward to combining our proactive property management approach and our comprehensive set of services with dotprop's history of high level service at your property. As you'll learn, we pride ourselves on our hospitality based management approach that we have successfully delivered to clients since 2003, and it will only be better with the addition of dotprop.
We have created this website to give you an introduction to Charlesgate. You'll find more information about our company, our services, and our people - and how Charlesgate and dotprop coming together will deliver a better property management experience for you. You will also be receiving additional communications from us over the coming weeks to keep you fully apprised as we complete the integration of dotprop with Charlesgate.
My team and the dotprop team have invested a lot of time to plan a well thought out merger process, so this transition should be seamless for you. Much of the activity will continue to take place behind the scenes. But, as with any transition, I'm sure you have questions. Our frequently asked questions page (FAQ) will answer many of your questions (just click the button below to view) and it will highlight some key details you should know.
Most importantly, since we are adding Casey Patterson and her entire team from dotprop, all of the historical knowledge and records related to your property will be fully retained. The services you have received from Casey and her team will not change. And, just as importantly, your monthly management fee will not change. The primary change you will experience is a range of additional Charlesgate services for you to take advantage of, should you choose to, and a great depth of internal support and resources for Casey and the dotprop team to utilize to serve you even better.

Our project management team is led by a fully licensed, professional Construction Supervisor (MA Unrestricted Construction Supervisor License) to steward projects to the finish line on time and on budget. We offer a full suite of construction management services for exterior & interior capital improvement projects, unit & common area renovations, mechanical system upgrades & repairs, and more. With extensive experience managing architects, engineers, and speciality contractors on projects ranging from $5,000 to $9,000,000, we can identify the correct solutions to fix problems the right way and recommend smart capital investments that increase property value.

Charlesgate's property management team handled the management transition seamlessly, coordinating all logistics as the building became occupied. They are 'full service' and have the resources a large project requires, but are locally entrenched and nimble enough to fully understand the nuances of the Greater Boston market from design/development, to sales/marketing to the end property management.
Casey Patterson is the Property Manager for Cornerstone Park. As chair of Board of Trustees I work closely with her, and more importantly, I depend upon her expertise in many different matters that come up in a condo association. I have been very impressed with her knowledge, her willingness to jump in and help out, and her preciseness in dealing with matters. We have had a number of issues come up - both time sensitive and association sensitive, and I have really depended upon her and her judgement. She has certainly not disappointed me, but has actually exceeded my expectations!
Casey handles all our tenant issues as far as repairs to the apartment, having our new tenant sign their leases; we are 50 miles away. Our tenants are happy that their repairs are handled in a timely manner and we are happy that we do not have to deal with these types of problems. Casey is extremely efficient.
I wanted to take a moment to say what a wonderful job Rory did for myself and my sellers in their sale of 140 Mount Vernon #5. I work with many property managers and can’t remember the last time I wrote an email of praise. Rory treated each of my endless requests with professionalism and in a timely manner.
I want to tell you that your people who take care of the building do really a good job. In particular, people who take care of the trash room on Wednesdays perform a very good cleaning of the room. It is just what is needed. I want you to know that about your staff.
Just some continued recognition for the CG staff. Everyone is very friendly and helpful when on-site. You have great people working on the team!
